Investing in Mauritius

A small country with only 1.2 million people, Mauritius, is today one of the leading African markets for foreign investors. The sharp increase in interest on the part of expats is largely due to the simplification of laws relating to the acquisition of real estate on the island. For example, a lower threshold was set for obtaining resident status – $ 500,000. The government reports a significant increase in the number of foreigners who buy local properties mainly along the coastline of Mauritius.

To some extent, Mauritius is already the leading African economy with the highest per capita GDP of $ 25,700. The World Economic Forum (WEF) also rates Mauritius as the most competitive market in Africa. The country ranks 25th in the world in the World Bank's ranking of ease of doing business and is one of the fastest growing economies in Africa.

Property Mauritius: Foreigners are no longer limited to buying luxury villas

No need to buy a villa to enjoy wonderful beaches as seen above. Mauritius is a paradise island, with its growing range of properties ranging from 155,000 to several million euros, enjoys a particularly attractive tax scheme. Combined with a very pleasant lifestyle, the real estate sector is experiencing a craze that has not diminished since the opening of the market to foreigners in 2002.

Buying a property in Mauritius is no longer reserved for foreign investors the most fortunate now, non-Mauritian citizens are more restricted to acquire a residential unit developed under the IRS, RES or PDS. The government is going further in its policy of opening up the real estate market to foreigners.

On December 20, 2016, the National Assembly voted the Non-Citizens Property Restriction. This law now allows foreigners to buy an apartment in Mauritius. The apartment or apartments must be located in a condominium of at least 2 floors (R + 2), with the prior approval of the Board of Investment (BOI). According to the law, the amount to be paid for the purchase of an apartment must not be less than 6 million rupees (about 155,000 €).

Thus, all non-citizens, with or without Permit Occupation, Residence Permit or Permanent Resident Permit, can acquire R + 2 apartments at a price higher than this amount.

With this new measure, very far from luxury real estate but still in a luxury real estate, the government wants to "boost" the Mauritian economy and the construction sector.

Living in Mauritius: Healthcare and Education

Planning on living in Plaisance City in Mauritius? You want to know more about how healthcare and education is on the island? Here is everything you need to know about healthcare and the education system of the island of Mauritius.

Healthcare in Mauritius

Whilst there is publicly funded healthcare provision in Mauritius for local residents, as an expat you would usually need to pay your own medical costs. It is therefore important to ensure that you have appropriate medical insurance before you move to Mauritius. There are plenty of public hospitals on the island, but many expats prefer to make use of one of the private hospitals such as the Darne Clinic or the Apollo Bramwell Hospital, where a broader range of services can be offered and superior facilities are available. A small number of complex medical procedures may not be available in Mauritius, and for these you would need to be transferred to a hospital in South Africa or Reunion.

Malaria does not occur in Mauritius except in some rural areas, so there is  little need to take precautions against this, and you are typically not required to have any vaccinations when traveling to and from the country, unless you come from a country with yellow fever risk transmission. Nevertheless, standard immunizations against tetanus, diphtheria, mumps, measles and rubella (MMR), as well as for hepatitis A and B are recommended.

Education in Mauritius

Education is highly valued, and the state provides free education from primary school through to university for children who live in Mauritius. There is also a wide choice of international schools that are ideal for children moving from overseas to Mauritius, for example, Alexandra House School and the International Preparatory School for children aged up to 11 years. In addition to academic subjects, pupils have the opportunity to take many extra classes such as ballet, art, netball, tennis, touch rugby, and cricket.

For secondary level students there is also a range of private schools to choose from, such as Le Bocage International School and Northfields High School, where pupils can study for academic qualifications, for example, international GCSEs, A levels, and the International Baccalaureate Diploma. Fees are payable for all international schools. The high standard of education at the international schools also attracts Mauritian children to these establishments, offering expat pupils the opportunity to become more integrated in the local community.

Property Mauritius: Capital Gains!

More and more investors are seduced by the island's softness, secure real estate programs and taxation. We met those who live between France and the Indian Ocean and visited one of the areas in which they invest.

Why buy a property in Mauritius?

There are those who are looking for a second home at one or two hours from home to spend all their weekends there and there are others. Among them, some are ready to go further, longer. Often because they are retired, or pre-retired and they may consider spending several months away from France, but not always. Some active people have also discovered the soul of a "bird traveler" since they can work remotely and continue, thanks to new technologies, their activity far from their usual base. More than 9000 kilometers from France, Mauritius is one of the destinations that attracts French, but also Belgians, British, Swiss and South Africans who are looking for a home to live differently.

Resales with nice capital gains

What do they like today? Their new social life next to people who look like them and whose values they share. "We are surrounded by many French people, here life is easy, calm, we feel safe," said Mrs. G. They had their villa built in the field, facing golf. "Finally, it cost us much less than if we had done in the south of France," says the couple.

Their very contemporary, bright villa of 420 m² with a beautiful outdoor living room cost 1.1 million euros. They are in the heart of a secure domain, but the guarding remains discreet, and they can enjoy the restaurants, gym and swimming pool of the village. They decided to spend their free time four months a year in several periods, but they do not want to rent their new home.

Some early buyers have resold their apartments or villas with profit, it seems. Similar goes for our upcoming project – Plaisance City – the resale value will indeed help in making nice capital gains – Why not reserve yours now?
